Richard Goldstone is a born collaborator and team builder who fosters trust, accountability and transparency in client and partner relationships. As senior project manager at AR Spruce, Richard serves as the lead on multiple client accounts, and he takes pride in helping to realize mission-driven, community oriented-development that makes a tangible impact on Philadelphia’s landscape and individual lives. Richard brings a background in finance and operations and a broad array of professional experience to the firm, where he is also managing internal operations.

 

Prior to joining AR Spruce, Richard was a real estate developer and asset manager at The Gesher Group, conceptualizing and leading partnerships for 12 successful projects; implementing key processes to ensure they were at or under budget, sourcing acquisition opportunities for multifamily construction projects, yielding 35-45 percent returns on invested capital, meeting timelines and delivering healthy returns for investors.

 

As an independent consultant, he led construction activities on affordable housing, negotiating construction cost savings of 10-15 percent and increased pro forma revenue by 5-10 percent. 

A licensed real estate agent, Richard has also worked with KW Commercial as a sales and leasing associate, supporting real estate investors, property owners, business owners, and developers to help them meet their goals and achieve strategic outcomes.

 

Richard began his career in the insurance sector. Most recently, he served as practice leader for Wills, Tower, Watson’s Northeast employee benefits technology division, providing outsourced employee benefits technology solutions for mid- to large-size clients of the global firm’s insurance brokerage. He was recruited to build and run the unit and later engineered the divestiture and post-acquisition transition when the company was absorbed by a private equity firm.

 

In his free time, Richard mentors aspiring developers at Jumpstart Germantown, a community development program working to revitalize neighborhoods in Philadelphia. He lives with his family in Abington, PA.
